HOW WE CAN HELP YOU?
We want to find you a new home, if you can spare a few minutes to give us a bit more information we will try our very best to match you up to a suitable property. First of all we need to know about you, your circumstances and what sort of property you are looking for. If you can send us an email giving us these details we can call you or email you to advise what properties we can offer to you.
WHAT WE NEED TO KNOW
It is important that we know whether you are employed or claiming benefits. Whether you have children or pets and what funds you have available. Once we know a bit more about you we can start to help you find a suitable home. We are able to accept housing benefit and LHA on some properties but you will still need to pay rent and deposit.
We can arrange for you to view our properties from Monday to Saturday. We do evening appointments too. If you see a property and decide that it’s the one for you please tell us quickly so that we know not show anyone else.
MAKING AN APPLICATION
We try to make the process as simple as possible without adding to the stress of moving. We are here to help and advise you. We will need you to complete one of our application forms, the information you provide will be used to reference you. We will need to see some identification and proof of where you live. You can collect an application form from our office or we can email it to you. Each person over 18 years of age who will be living at the property will need to complete a form.
FEES AND CHARGES
When you register your application we will need you to pay the holding fee – this covers all of our fees and more importantly it reserves the property for you. Once you have paid the fee we will not offer the property to anyone else.
We detail below the costs involved in taking a tenancy with us :
1 months rent to be paid in advance
A deposit normally equivalent to 1 months rent but sometimes 1 ½ months rent if you have pets.
Our administration and referencing fee is £175 for the first applicant and £50 for each additional applicant.
At the end of the tenancy a check out inspection fee will be charged at £35 If you are late with your rental payment you will be charged a late payment fee.
When you return the application form we will use this information to apply for information about you, your finances, your circumstances and where you have been living. We cannot formally offer you a property until we have a reference file, we discuss this with the landlord before we notify you that you will be granted the tenancy.
A simple calculation is used to decide if the property is affordable to you. Multiply the rent by 30 and the figure is the amount that we need your household income to be.
Example £425 rent x 30 = £12,750 – the amount a single person would need to be earning to take a property at a rent of £425 per month.
We are regulated by ARLA so we hold your deposit in our protected account. The deposit will be registered with mydeposits.com and you will be given a certificate and a leaflet explaining the rules. Your deposit will be returned at the end of the tenancy provided no damages have been caused and that your rent account is fully up to date.
You will be required to sign a tenancy agreement which will be for either 6 or 12 months. Once you have signed the agreement you have to pay all of the rent for the fixed term. In addition to the rent you must also pay the council tax, the television licence, gas, electricity and water.
